Our Electrical Installation Condition Reports (EICRs) follow BS 7671, the IET Wiring Regulations, within the agreed extent and limitations of the inspection. We inspect and test the fixed electrical installation, record the findings and explain any recommended next steps.
An older installation does not automatically need upgrading simply because the wiring regulations have changed. Our “pass if we can” approach means a fair assessment of the installation’s condition, with remedial work quoted where it is needed.

DOMESTIC FIRE DETECTION TESTING
Domestic smoke-alarm testing for homeowners, landlords and managed housing, with the agreed testing scope based on BS 5839-6.

We only use employed electricians to deliver a consistent service. All our electricians are fully qualified.

A PRACTICAL APPROACH TO EICRS
We do not look for remedial work to sell. We assess the installation fairly and report its condition accurately. If it meets the requirements for a satisfactory report, it passes. Defects that require attention are recorded and explained.
Where practical, we aim to agree an on-site remedial price and obtain authorisation before starting the work. Completing suitable repairs while we are already there can make the work cheaper and avoid another booking, further back-and-forth and arranging access again through a tenant or keyholder.
Some work will need additional parts, time or a return visit. We explain the options and agree the next step with you.
A FEW THINGS YOU MIGHT ASK
For rented homes in England covered by the electrical safety regulations, the fixed electrical installation must be inspected and tested at least every five years, or sooner if the previous report specifies a shorter interval. Check the next-inspection date on your report and arrange testing before it is due.
This is a repeat inspection requirement, not a rule that the law changes every five years. A report issued in 2021 with a five-year interval will normally need its next inspection in 2026. A change to BS 7671 does not, by itself, mean an existing installation automatically needs upgrading.
Owner-occupied homes and commercial premises have different considerations; the appropriate interval depends on the installation, its use and the inspector’s assessment.

Yes. Where practical, we aim to agree a price and obtain your authorisation to complete suitable remedial work during the inspection visit, reducing costs and avoiding repeat access arrangements. Otherwise, we provide a separate quote for the work identified.
Yes. You can combine EICR, PAT and smoke detector testing in a package. Discounts are available for private-landlord portfolios of five or more properties; letting-agent and portfolio pricing is agreed individually.
